Father & Son Team
Proudly Serving Wichita & Surrounding Areas
API Home Inspections is a locally owned, father and son company built on one simple idea: you should never have to guess about the condition of your home. Whether you're a first-time buyer or you've been through the process a dozen times, you deserve a thorough inspection, a clear report, and an inspector who actually takes the time to explain what they found.
Michael Russell spent 28+ years as a professional firefighter, and started API while still on the job — building it into one of Wichita's most trusted inspection companies. That background isn't just a fun fact. It means he walks into every property with a trained eye for safety, construction, and risk that most inspectors simply don't have.
That same eye is the standard for everyone at API. His son joined the team with the same commitment to quality, and every inspector here is held to it: looking past the surface to spot the safety issues, structural red flags, and hidden risks that a less rigorous inspection would miss. It's not a checklist mentality — it's the instinct of someone trained to notice what could go wrong before it does. That's the level of care and consistency that shows up in every single inspection API does.
This isn't a volume game. It's a family business, and your home matters to us.

Additional fees apply for properties outside the Wichita metro area.

Not the cheapest. Just the ones you'll trust.
Think of us like your favorite no-nonsense restaurant. We're not trying to be the cheapest option in town — we're trying to be the one you come back to, because you know exactly what you're going to get, every single time: consistent quality and service that goes above and beyond. A thorough inspection. A clear report. An inspector who picks up the phone.
Michael's 28+ years as a firefighter gave him a perspective on homes that goes beyond square footage and surface finishes — an eye for what's really going on beneath the surface, and a steady calm under pressure. That perspective is woven into every part of how we operate, from our customer-first mentality to our easy-to-read reports to the way we train every inspector on our team. Everyone here knows what to look for, knows what matters, and — just as important — knows how to explain it in a way that actually makes sense.
Here's what that looks like in practice

We hear a lot of the same questions from buyers and agents, and we're always happy to answer them. Here are the ones that come up most often.
Most inspections take between 1.5 and 3 hours depending on the size and condition of the home. Larger or older properties may take longer. We never rush through an inspection to hit a time target.
Absolutely — we'd love to have you there! While you're always welcome to attend the inspection, we recommend arriving toward the end. This gives your inspector the space to move through the home focused and undistracted — making sure nothing gets overlooked.
Here's the best part: once the inspection wraps up, we'll walk you through everything we found in a detailed, easy-to-follow presentation — complete with photos, notes, and practical suggestions. It's the perfect way to get the full picture of your new home, all in one face to face conversation where your questions can be answered on the spot.
Fast turnaround, no waiting around!
Right at the conclusion of your inspection, we'll walk you through your Home Inspection Report in person — explaining the format, how to navigate it, and breaking down every finding so you fully understand what we saw.
Then, the same day, you'll receive an email with a link to your digital report — ready to review, save, and share whenever you need it.
If you've added on Sewer or Radon testing, those results may take a little longer to finalize, but rest assured, we're working to get everything into your hands as quickly as possible — so you can move forward with confidence in your home-buying decision.
Radon is a naturally occurring radioactive gas — colorless, odorless, and completely undetectable without testing. It's the leading cause of lung cancer among non-smokers, and the second leading cause overall. Kansas is considered a high-risk state for elevated radon levels, making this an important one to know about.
The good news? Testing is quick, affordable, and one of the easiest ways to protect the people living in your home. We strongly recommend it — your lungs will thank you!
The EPA recommends that every home in the US should be tested.
We serve the full Wichita metro area, including Goddard, Andover, Park City, and Derby. We do inspect outside this area, including many surrounding counties. Pricing increases based on distance. Not sure if we cover your location? Give us a call and we'll let you know.
