About the Inspection

What does a home inspection cover?

Our inspections follow ASHI Standards of Practice and cover the full condition of the property from top to bottom, including the roof, exterior, foundation, structural components, electrical, plumbing, HVAC, interior, insulation, ventilation, and fireplace. You'll receive a detailed digital report with photos after every inspection.

How long does an inspection take?

Most inspections take between 1.5 and 3 hours depending on the size and condition of the home. Larger or older properties may take longer. We never rush through an inspection to hit a time target.

Can I be present during the inspection?

Absolutely — we'd love to have you there! While you're always welcome to attend the inspection, we recommend arriving toward the end. This gives your inspector the space to move through the home focused and undistracted — making sure nothing gets overlooked.

Do you inspect new construction homes?

Yes. New construction inspections are just as important as inspections on existing homes. Builders make mistakes, and having an independent inspector review the work before you close is always a smart move.

What if the inspection finds problems?

Finding issues is the whole point. No home is perfect, and our job is to give you an accurate picture of the property's condition so you can make an informed decision. Some findings are minor maintenance items, others are worth negotiating with the seller. Your real estate agent can help you determine next steps once you have the report in hand.

When will I receive my report?

Fast turnaround, no waiting around!

Right at the conclusion of your inspection, we'll walk you through your Home Inspection Report in person — explaining the format, how to navigate it, and breaking down every finding so you fully understand what we saw.

Then, the same day, you'll receive an email with a link to your digital report — ready to review, save, and share whenever you need it.

If you've added on Sewer or Radon testing, those results may take a little longer to finalize, but rest assured, we're working to get everything into your hands as quickly as possible — so you can move forward with confidence in your home-buying decision.

What format is the report in?

Your report is delivered digitally in PDF format, complete with photos, detailed descriptions, and clear notes on the condition of every system and component in your home.

We designed it to be easy to read — not just easy to generate — so you can walk away with real clarity, not just a stack of paperwork.

How long is the report valid?

A home inspection report reflects the condition of the property on the day of the inspection. It doesn't have an expiration date, but conditions can change, so reports are most useful when acted on promptly.

Radon, Sewer & Termite

Do I really need radon testing?

Radon is a naturally occurring radioactive gas — colorless, odorless, and completely undetectable without testing. It's the leading cause of lung cancer among non-smokers, and the second leading cause overall. Kansas is considered a high-risk state for elevated radon levels, making this an important one to know about.

The good news? Testing is quick, affordable, and one of the easiest ways to protect the people living in your home. We strongly recommend it — your lungs will thank you!

What is a sewer scope and why does it matter?

A sewer scope is a camera inspection of the underground sewer line that runs from the home to the municipal connection. It can reveal cracks, blockages, root intrusion, and other issues that aren't visible during a standard inspection. Sewer repairs can be expensive, so knowing the condition of the line before you close is well worth the cost.

Who performs the termite inspection?

Termite inspections are performed by a licensed third-party inspector and are coordinated through us for your convenience. The fee is $35 in the Wichita area, and this inspection is recommended on the majority of transactions in our area.

What areas do you serve?

We serve the full Wichita metro area, including Goddard, Andover, Park City, and Derby. We do inspect outside this area, including many surrounding counties. Pricing increases based on distance. Not sure if we cover your location? Give us a call and we'll let you know.

How far in advance do I need to book?

Once you have a signed contract in hand, let's get you on the schedule right away. Our calendar fills up fast, and booking early gives you plenty of breathing room for any follow-up inspections you may need — all before your inspection period wraps up.
